About the Role
We are hiring a Project Manager to coordinate delivery across our real estate and finance projects — and to make the way we run those projects measurably more efficient.
This is a hands-on coordination role. You will keep several projects moving on schedule, connect the legal, finance, construction and external consultant workstreams, and continuously improve the processes, reporting and tools the team depends on. It suits someone with a financial background who is equally comfortable building a development appraisal and running a project review meeting.
Key Responsibilities
Project Coordination & Delivery
Coordinate day-to-day delivery of real estate and finance projects across the full lifecycle, from initiation to close-out
Maintain project plans, schedules, milestone trackers, risk and issue registers, and action logs
Run project meetings: set the agenda, drive decisions, record actions, and follow up until they are closed
Coordinate cross-functional input from legal, finance, construction, architects, engineers and external consultants
Produce weekly and monthly status reports and dashboards for senior management
Flag schedule slippage, scope changes and resource conflicts early, with options for resolution rather than problems alone
Support several concurrent projects and balance competing priorities between them
Track contractual obligations, deadlines, deliverables and milestones across active projects
Prepare materials for negotiations, investor updates and steering committee meetings
Efficiency & Process Improvement
Identify bottlenecks, duplicated effort and manual work across project workflows, and implement fixes
Standardize templates, reporting formats, approval routes and document management practices
Set up and maintain project management tooling; improve data quality so reporting is fast and reliable
Track cycle times, approval turnaround and schedule adherence — then use that data to drive improvement
Document processes and onboard team members, contractors and vendors onto them
Run lessons-learned reviews at project close and carry the findings into the next project
Financial Modeling & Analysis
Build development appraisals for new and ongoing projects: land basis, construction cost phasing, absorption and revenue schedules
Produce multi-year cash flow projections and calculate IRR, NPV, equity multiple, payback and yield-on-cost
Run sensitivity and scenario analysis across the key drivers — sales price, construction cost, programme length, financing terms, exit yield
Prepare feasibility studies and ROI assessments to support go / no-go decisions on new proposals
Model financing structures, including debt sizing, drawdown profiles and covenant headroom
Support due diligence with valuation cross-checks and comparable analysis
Maintain and refine standard model templates so assumptions and outputs stay consistent across the portfolio
Translate model output into clear, decision-ready summaries for leadership and investors
Qualifications & Requirements
Education
Bachelor's degree in Finance, Economics, Real Estate, Business Administration or a related field
CFA or CAIA charterholder — or an active candidate at Level II or above — is a strong advantage
Experience
Minimum 3 years in project management or project coordination, including at least 2 years in real estate, construction or financial services
Hands-on experience building financial models for real estate development or investment — appraisals, cash flow projections, IRR and sensitivity analysis
A demonstrable example of improving a process, report or workflow — you should be able to describe what you changed and what it saved
Experience at a Big 4 firm (Deloitte, PwC, EY, KPMG) is preferred, particularly in transaction services, valuation, deal advisory or audit
Exposure to international or cross-border project environments is an advantage
Technical Skills
Advanced Excel financial modeling: multi-year cash flows, IRR / NPV, sensitivity tables, scenario toggles, clean and auditable model structure
Working knowledge of MS Project, Primavera P6 or a comparable planning tool
Comfortable with collaboration and reporting tools (SharePoint, Jira, Asana, Power BI or similar)
Able to read and interpret contracts, financial statements and technical documentation
Familiarity with Bitrix, ERP or accounting systems is an advantage
Languages
Azerbaijani — native or near-native, written and spoken (mandatory)
English — professional fluency, written and spoken (mandatory)
Russian — professional fluency (strongly preferred; mandatory for candidates supporting Russian-speaking partners and contractors)
