Beyond Baku: the regions page gathers every city's listings market in one place

Prayk's regions page gathers Azerbaijan's 74 administrative units — 66 districts plus the cities of republican subordination — into one list grouped by 14 economic regions, with the current number of active listings next to each. Clicking a district opens the listings of every town and settlement in it on a single page. This article is for people buying and selling outside Baku: how the page is built, how many listings Sumgayit, Ganja, Absheron and the other regions had on 6 October 2026, where the section × city links are and how the page differs from the city selector.
How the page is built
At the top there are four numbers: administrative units (74), economic regions (14), districts with listings (72) and the total of active listings — 764,330 on the morning of 6 October. Below, districts are laid out as cards across the 14 regions; each card shows the district's name, its listing count and links to settlements that have their own page (up to 10). The search box works for both district and settlement names and ignores special letters: typing “xirdalan” or “masazir” keeps the Absheron card and hides the others.
A district page (for example Sumgayit) consists of several blocks: number tiles (active listings, number of towns and settlements, number of sections, cheapest active listing), a structure panel by root section, a feed of the newest listings, settlement chips, a “sections” block and questions about the district; at the end there are links to neighbouring districts of the same region. A district without listings still gets a page: it shows a “post the first listing” button.
6 October snapshot: how many listings there are outside Baku
Baku, with 673,390 listings, is a region of its own; the other 73 units had more than 90 thousand active listings on the morning of 6 October. The largest regional markets:
- Absheron district — 39,590 listings across 14 settlements: Digah 14,583, Khirdalan 9,819, Masazir 4,925, Mehdiabad 4,141, Gobu 1,761, Saray 1,176. Goods (24,600) and Real estate (8,296) lead the structure.
- Sumgayit — 17,399 listings: Real estate 6,593, Goods 5,574, Cars 3,400, Smartphones 669, Jobs 599.
- Ganja — 7,043 listings; the order is different here: Goods 2,743, Cars 2,493, Real estate 830.
- Khachmaz — 1,835 (Khachmaz 1,602 + Khudat 233), Guba — 1,759, Mingachevir — 1,488, Lankaran — 1,480, Gabala — 1,274, Shaki — 1,088, Shirvan — 1,013.
The structure panel shows a region's character: in Gabala 845 of 1,274 listings are real estate (houses, cottages and summer houses 490; land plots 341), and Guba also has a large share of houses (406) and land plots (206). In Khachmaz (725), Lankaran (628), Mingachevir (524) and Shaki (425) the largest section is cars. Totals by region: Absheron-Khizi 57,125, Ganja-Dashkasan 7,710, Guba-Khachmaz 5,028, Shaki-Zagatala 3,917, Lankaran-Astara 3,588, Central Aran 3,480. The figures refresh roughly once an hour.
Section × city links and the difference from the city selector
The “sections” block on a district page leads to category × city pages: real estate in Sumgayit, cars in Ganja, goods in Khirdalan, houses and summer houses in Gabala. Such a page exists only when the pair has at least 20 listings — as of 6 October there are 1,846 pairs across 78 cities: 154 in Sumgayit, 117 in Khirdalan, 108 in Ganja, 28 in Lankaran, 6 in Gabala. A district page shows the 36 largest of them. A town or settlement's own page starts at 5 listings — 100 settlements currently pass that threshold, for example Khirdalan and Digah; the header of such a page also shows the parent district.
The difference from the city selector in the sections fits in one sentence: the selector filters a single settlement, while the district page combines all settlements that belong to the district. If you pick “Abşeron” in the Real estate section, you get only the 1,829 listings marked as “Absheron”; the Absheron district page adds Digah, Khirdalan, Masazir and the other 11 settlements and shows 39,590. If you know the exact settlement, the selector is handier; if you want to see the whole district, use the regions page. A practical path for buyers and sellers in the regions
- Buyer. Find your district on the regions page, check the structure panel to see which section is well stocked, then open the pair you need in the “sections” block — the section's own filters work there. If you need the surroundings of an exact address, the Nearby page searches by radius (example: “what a 500 m radius shows”), and the map shows listings as pins.
- Seller. For your listing to land on the district page, pick the right town or settlement in the form: a listing with “Xırdalan” selected appears on the Khirdalan page, on the Absheron district page and on the section × city page once the pair passes 20 listings. The market comparison on the listing page also works with a geographic basket — “Market comparison got more precise”.
- Looking for a summer house or a private house. For the Absheron market we have “Buying a private house in Baku and Absheron”; on the Gabala and Guba pages the “House, cottage, summer house” and “Land plot” links sit right in the sections block.
