Buying a house in Baku and Absheron: prices, land size and paperwork

The median asking price of a house or country house for sale in Baku is currently 155,000 AZN, and 86,000 AZN in Absheron district. As of 27 September 2026, Prayk's House, dacha, cottage section has more than 2,000 sale listings in Baku and 1,146 in Absheron district. The number of rooms and the plot size set the price; the paperwork, utilities and access road decide how safe the purchase is.
Short answer: based on the 500 newest listings on 27 September 2026, the median house in Baku costs 155,000 AZN (middle half 85,000–262,500 AZN) and in Absheron district 86,000 AZN (middle half 62,000–129,000 AZN). A square metre of the house has a median of 1,159 AZN in Baku and 920 AZN in Absheron. A typical plot is 2–3 sot (1 sot = 100 m²). Before buying, check the title extract, the official gas, water and sewage connections, and the road.
How much does a house cost in Baku and Absheron?
For each area we took the 500 newest sale listings. The median is the middle price: half of listings are cheaper, half more expensive. "Middle half" is the range of the central 50% — the "normal" price band for the area.

Most houses listed under the city of Baku are in suburban settlements (Buzovna, Shuvelan and others). Within Absheron district the spread is wide: the median is 86,000 AZN in Khirdalan (225 listings), 113,500 AZN in listings placed under the district name (132), 92,000 AZN in Saray (19), 74,250 AZN in Masazir (18), 64,500 AZN in Digah (62) and 64,000 AZN in Mehdiabad (22).
Prayk's market observation database (11,736 house and villa offers seen in Baku over the last 90 days) shows a similar picture: median 152,000 AZN, middle half 89,000–255,000 AZN, 1,105 AZN per square metre.
How do plot size and floor area affect the price?
Among listings that state the plot size, the typical plot is 3.1 sot in Baku (middle half 2–6 sot) and 2 sot in Absheron (middle half 1.2–3 sot). Prices climb steeply as the plot grows:
- Baku, up to 3 sot: median 138,000 AZN (151 listings); 3–6 sot: 260,000 AZN (91); 6–10 sot: 595,000 AZN (25).
- Absheron, up to 3 sot: median 85,000 AZN (245 listings); 3–6 sot: 165,000 AZN (44). Plots above 6 sot have too few or too mixed listings.
- The house itself: a square metre of the building has a median of 1,159 AZN in Baku (middle half 800–1,620 AZN) and 920 AZN in Absheron (middle half 722–1,107 AZN).
For comparison, an apartment in Baku costs a median 2,738 AZN per square metre in market observations. A house gives you more space, but the road, utilities and upkeep become your responsibility.
Which documents should you check?
Paperwork is the main risk with a house: the building may be on one document and the land on another, or not registered at all. Among listings where the title field is filled in, 89% of sellers in Baku and 91% in Absheron state that a registry extract exists. Listings with a title have a median of 225,000 AZN in Baku, versus 116,750 AZN without one (34 listings) — the discount on an undocumented house is the price of the risk.
- See the registry extract and match the owner's name with their ID card. According to the State Service on Property Issues, an electronic extract can be verified on the Ministry of Economy's e-services portal ("Verification of electronic extract").
- Make sure both the house and the land are on the extract and the area matches the listing.

- Ask about encumbrances and arrests, and whether the house is mortgaged.
- Sign the contract at a notary. State registration of ownership is governed by the Law on the State Register of Real Estate.

Gas, water, power and road: what to ask
Judging by listing texts, about half of Baku houses (249 of 498) mention gas, 239 mention water, and only 42 mention sewage. In Absheron the figures are 223, 223 and 61 of 488. In other words, half the listings say nothing about utilities — you have to ask.
- Gas. Does the house have its own meter and account number, or is gas run from a neighbour? Ask for the latest bill and proof of no arrears.
- Water. Mains supply, a well or delivered water? Ask neighbours whether water comes on a schedule in summer.
- Sewage. Mains or a septic pit? Emptying a pit is a separate cost.
- Electricity. Is the meter in the owner's name, and is the capacity enough for air conditioning and heating?
- Road. Is there asphalt to the door, can a car get through in winter and after rain, and where is the nearest public transport stop?
Pre-purchase checklist
- Compare prices within the same number of rooms and a similar plot size — the table above is a starting point.

- Check the market comparison and price history on the listing page, and look up the seller's number on the Check a phone number page: how long it has been known and whether there are complaints.
- View the house by day and in the evening, ideally after rain: look at the roof, damp on the walls and how the yard drains.
- Do not pay a deposit before checking the title, utility bills and the owner's identity.

What is the difference between a dacha and a house?
In the Prayk catalog both are in the House, dacha, cottage section. The difference usually lies in the land use category and utilities: a dacha may not be ready for year-round living in terms of gas, water and road access. Check this in the documents and on site.

Listing counts and prices come from Prayk's open catalog API on 27 September 2026: Real Estate → House, dacha, cottage, operation "sale", areas — the city of Baku (more than 2,000 listings) and Absheron administrative district (1,146). For each area we took the 500 newest listings; medians and 25th–75th percentiles use listings priced in AZN, and listings under 5,000 AZN (likely typos or rentals) are excluded from the breakdowns. Price per m² uses listings with a house area above 30 m²; the plot breakdown uses listings that state the plot size; we do not publish a median for groups with fewer than 15 listings. Shares for title, mortgage and utilities are counted from form fields and listing text, so they are approximate. "Market observations" are Prayk's 90-day price statistics (methodology).
