How it is calculated

1. 1Every night the median asking price of each segment is computed from listings seen in the last 90 days, and the day’s result is stored.
2. 2The monthly figure is the mean of that month’s daily medians. With fewer than 20 daily results, or while the month is still running, the figure is marked provisional.
3. 3Extremely cheap and extremely expensive listings are excluded, and a segment with fewer than 8 listings is not published.
4. 4Land plots are not included: the total price depends on area and is not comparable from month to month.
5. 5An indicator enters the table once it has enough listings in at least one full month, and is not removed afterwards — a row you cited will not disappear.

How to read the figures

• These are asking prices — the amount the seller wrote in the listing. Actual transaction prices are usually somewhat lower.
• A month-over-month change is shown only when the two samples are comparable: if the listing counts differ by more than 1.25×, the cell says “sample changed” and no percentage is given. Such a gap can come from the mix of listings rather than from prices.
• The series starts in September 2026. In the first months the listing base is still growing, so percentages will appear once the sample stabilises.
