What's my home worth?
A price range from similar listings within 500 m, adjusted for floor, building type and renovation. This is a market asking price, not an official appraisal.
How it works
- 1. We take similar listings nearby (500 m first, then 1–2 km if needed) with the same deal, type and room count.
- 2. Each one is adjusted to your home: floor, building type, renovation, deed — coefficients learned from Prayk data and refreshed nightly.
- 3. You get a range: quick sale (lower quartile), market price (median), maximum (upper quartile) and a confidence grade.
This estimate is based on market asking prices of similar Prayk listings; it is not an official appraisal and cannot be used for a bank or notary.
Questions
- How accurate is the estimate?
- In a backtest on 17,000 apartment sale listings the median error was 8.7 %; 55 % of results were within ±10 % and 82 % within ±20 %. A confidence grade is shown with every estimate.
- Is this the sale price?
- No. It is the asking price — what similar homes are listed for. Actual deals usually close lower, which is why we also show a "quick sale" figure (lower quartile).
- What data is used?
- The map pin, type and deal, rooms, area, floor and building height, new/older building, renovation, title deed. Adjustments are learned from Prayk listings and refreshed nightly.
- Can I use it for a bank or court?
- No — this is not an official appraisal. For a bank, notary or court you need a licensed appraiser.
