Market comparison got more precise: district level, a "District unknown" note, per-sot land prices and a share card with a QR code

The market comparison on a listing page is one of Prayk's most viewed blocks: where the price sits against the market, what the range is, how many days similar listings take to close. In September we fixed its biggest flaw and added a few things.

1. The problem: "Baku" = the whole city

Most collected apartment listings had no district — only a "Location": "Elmlər Akademiyası metro", "Biləcəri settlement", "7th microdistrict". When no district was found, the system wrote the city name, and the comparison basket became all of Baku — a 45 m² flat in Yasamal landed in the same basket as one in Binəqədi. Result: a 197-thousand-manat flat near Elmlər Akademiyası looked "38% above market", while in the local basket (same rooms, same area, one-kilometre radius) it was right at market level.

2. The fix: location → district

"Location" is now resolved to a district: metro stations, settlements and microdistricts are tied to their districts, and "Nizami metro" is told apart from "Nizami district". Newly collected listings get a district right away, and most old ones were corrected retroactively. The basket is now at district level: "Sale · Apartments · Yasamal · 2 rooms · 40–55 m²".

3. When the district is unknown — an honest note

On a listing whose district cannot be determined at all (for example, only a street name is given), the comparison block gives no percentage verdict and does not show the "Make an offer" hint; the range stays, with a note underneath: "District unknown — the range covers the whole city, not a precise comparison". Making a buyer write "I offer 27% less" from a wrong basket damages the seller–buyer relationship — so staying silent is the right thing.

4. The names of the range

The three columns are now called Quick sale (the lower quarter of offers), Market (the median) and Upper band (the upper quarter). The old word "Maximum" was wrong — that figure is not the highest offer but the threshold below which three quarters of offers fall.

5. The geo basket became tiered

For a listing with coordinates, the comparison runs by radius. Previously the 500-metre basket mixed all sizes; now it goes in tiers: same number of rooms and a similar area (±30–40%) → same number of rooms → no filter; each tier needs at least 8 listings, otherwise it moves to the next. A listing with no coordinates but with a metro station lands in the basket by the metro point — the label says "near the metro".

6. Land: price per sot

On a land listing, comparing the total price is meaningless — 6 sot and 20 sot do not belong in one basket. Now the comparison is by price per sot: "in this listing 1 sot ≈ X ₼, the median of similar plots within 1 km is Y ₼". There is a caveat too: proximity to the sea and roads, purpose (residential / agricultural) and utilities are not taken into account — the figure is a guide, not an appraisal.

7. A share card with a QR code

On the listing page, "Share" → "Share card with QR code": a ready 1080×1080 image for WhatsApp and Instagram — photo, title, price, location and a QR code leading to the listing. "Image for story" comes in 1080×1920. When you share the link the usual way, the preview shows the title and price. It is the fastest way for a seller to spread a listing through their own channels.
