Flat prices in Baku: new builds up 3.6%, older stock up 2.4% — what the catalogue median shows

According to the Azerbaijan Society of Appraisers (ASA), a steady upward trend formed on Baku's flat market in the first quarter: prices in new builds rose by an average of 3.6%, in older stock by 2.4%, and in projects still under construction by about 4%. The figures were published by navigator.az.
Districts and forecast
The report names Sabail, Yasamal and Nasimi as central zones with the fastest growth; Narimanov, Khatai, Nizami and Binagadi as a stable, liquid mid-segment; and Surakhani, Sabunchu, Garadagh, Pirallahi and partly Khazar as peripheral markets growing more slowly. If the trend holds, by the end of the year prices could rise 11-16% in new builds, 6-8% in older stock and 13-18% in under-construction projects. Rents rose too: 0.5-1.1% in new builds and 0.4-0.9% in older stock, with Sabail highest.

- New build — median 270,000 AZN (16,361 listings);
- Older stock — median 176,000 AZN (6,772);
- overall Baku median — 233,000 AZN (23,104).
The gap between new and older stock is about 94,000 manats, or a factor of 1.5 — a far bigger decision factor than a quarterly 1-2%. On the rental side the Baku medians are 500 AZN for one room, 750 for two and 1,098 for three.
