Prayk Index: apartment, rent and car prices, now month by month
The market prices page shows today. But what was the price last month? The new Prayk Index page keeps each month’s figure: a completed month’s value does not change, so it can be cited.
What is on the page
- Real estate — apartments, houses and commercial property: price per m² for sales, monthly and daily rent for rentals.
- Cities and districts — currently the apartment price per m² for Baku, Sumgait, Khirdalan and Absheron.
- Car brands — the median price of more than 20 brands.
The first full month: September 2026
The series starts in September 2026. That month’s figures:
- Apartment sales — 2,572 ₼/m² nationwide; 2,742 ₼/m² in Baku, 1,767 ₼/m² in Sumgait, 1,762 ₼/m² in Khirdalan, 1,421 ₼/m² in Absheron.
- Apartment rent — 697 ₼ a month.
- Houses and villas — 997 ₼/m².
- Cars: Mercedes-Benz 11,147 ₼, Hyundai 19,798 ₼, Kia 20,766 ₼, Toyota 18,084 ₼, BMW 22,757 ₼, VAZ (LADA) 4,900 ₼.
These are median asking prices from listings: half of the sellers ask more and half ask less. Actual transaction prices are usually somewhat lower.
Why there are no percentages yet
A month-over-month change appears in the table only when the two months have a similar number of listings. Right now the listing base is growing fast, so a gap between months can come from the mix of listings rather than from prices. Such a cell says “sample changed” instead of a percentage. The current month’s figure is marked provisional until the month ends.
