Central Bank: residents sell more foreign currency than they buy — what it means

According to navigator.az, the Director General of the Central Bank of Azerbaijan (CBA), Toghrul Aliyev, stated that currently there is no concern regarding supply and demand in the country's currency market. According to him, the public's sale of foreign currency exceeds its purchase.
Aliyev also addressed banks' internal control systems in the context of the fight against money laundering: "This approach is not only related to currency transactions, it is also applied to other transactions," he said. According to him, banks, like other financial institutions, must improve and rebuild their internal control systems in line with international standards and national legislation.
What this means: a stable picture, but tighter controls ahead
Two main messages emerge from the statement. First, no sharp changes are expected in the currency market — the volume of currency sold by the public exceeds the volume purchased, meaning demand is not creating pressure. Second, the internal control measures applied by banks may lead to additional checks on citizens' currency transactions in the future. This is an important signal for those conducting large transactions, such as exchanging currency to buy real estate or a car.
The practical takeaway is simple: people planning large purchases should prepare supporting documents in advance (contract, receipts, proof of income source), as documentation requirements for bank transactions may increase.
What Prayk's catalog shows
Sentiment around the exchange rate usually shows up fastest in large-ticket segments — real estate and cars. At the moment, Prayk's real estate section lists 102,334 listings in the "Apartment" category. The median sale price in Baku is 267,000 AZN for new buildings and 175,000 AZN for older ones. In the rental segment, the median monthly rate is 750 AZN for 2-room apartments and 1,067 AZN for 3-room apartments.
The cars section lists 51,147 listings, with a median asking price of 13,800 AZN. These figures show that buyer and seller activity continues in both the real estate and car segments, and the stability of the currency market is not directly pressuring pricing in these segments.
Overall, the platform has 888,473 listings, 7,017 stores and 27,100 registered users, reflecting overall market activity.
Next steps for buyers and sellers
Those preparing for a large transaction should allow extra time for bank operations, as tighter control procedures may affect processing times. Those looking to buy an apartment or a car can check market value in advance using the price calculator. Sellers should list accurate, up-to-date prices to build buyer trust.
