Renting an office in Baku typically costs 800–2,700 AZN a month, with a median of 1,500 AZN; commercial premises such as shops, cafés and warehouses have a median of 2,499 AZN. As of 27 September 2026, Prayk lists 1,094 offices and 1,896 commercial properties for rent in Baku. Floor area drives the price most: the median rent per square metre is 16 AZN a month for offices and 17 AZN for commercial space.
Short answer: based on the 500 newest listings on 27 September 2026, the median office rent in Baku is 1,500 AZN a month (middle half 800–2,700 AZN) and commercial space 2,499 AZN (middle half 1,200–4,850 AZN). A 50–100 m² office has a median of 1,400 AZN, a 101–200 m² one 2,000 AZN. Before signing, get in writing who pays utilities and VAT, the size of the deposit and whether you can use the address for tax registration; leases longer than 11 months are subject to state registration.
How much does it cost to rent an office or premises in Baku?
The table splits the 500 newest monthly rental listings in the Prayk catalog by floor area. The median is the middle price: half of listings are cheaper, half more expensive. "Middle half" is the range of the central 50%.

A typical office listing is 100 m² (middle half 57–200 m²), a commercial listing 120 m² (middle half 67–380 m²). Monthly rent per square metre has a median of 16 AZN for offices (middle half 11–21 AZN) and 17 AZN for commercial space (middle half 9–25 AZN). The commercial range is wider because it covers both street-front shops and out-of-town warehouses and workshops.
Prayk's market observation database (3,112 commercial rental offers in Baku over the last 90 days) shows a similar level: a median of 1,545 AZN a month, middle half 800–2,925 AZN, and 16.35 AZN per m².
What does it cost by district?
- Offices: Nasimi median 1,750 AZN (92 listings, middle half 850–3,000 AZN), Narimanov 1,650 AZN (114, 600–2,500 AZN), Yasamal 1,525 AZN (52, 1,075–2,350 AZN), Binagadi 1,299 AZN (21).
- Commercial: Narimanov median 2,875 AZN (98 listings, middle half 1,425–4,950 AZN), Yasamal 2,000 AZN (57), Nasimi 1,899 AZN (66). Nizami and Binagadi have fewer than 15 listings, so we give no median.
District medians also depend on the listing mix: if Nasimi has more small office rooms and Narimanov more large premises, the median shifts. Compare districts within the same size group.
What should you check before renting?
- Tax registration address. If you want to register a company or sole proprietorship at this address, ask in advance whether the owner agrees and which document they will provide (for example, the lease). Check the required documents on the State Tax Service website. Only 12 listings mention a tax or legal address.
- Utilities. Are electricity, water, gas, heating, internet and the building service charge included? Only 63 of 500 office listings mention utilities — ask about the rest yourself.
- VAT. If the landlord is a VAT payer, confirm whether the price includes VAT or it is added on top. The difference matters for your accounts.
- Deposit and prepayment. How many months of deposit and prepayment are required, and on what terms is the deposit returned? Put it in the contract.
- Lease term and registration. Under Article 19.1 of the Law on the State Register of Real Estate, a lease right for more than eleven months is subject to state registration, and either party may file the application. Registration helps protect the tenant's rights even if the property is sold.
- Who is the owner? See the registry extract and ask whether the premises can be used commercially. Among listings that state the seller type, offices have 75 owners and 57 agents, commercial listings 89 owners and 159 agents — find out the agent's fee in advance.
- Fit-out and alterations. Permission for partitions, signage and air conditioning, and the condition in which you hand the space back, should be in the contract.
- Parking and access. Important for businesses with visitors: parking is mentioned in 58 office and 72 commercial listings, and 61 commercial listings highlight a ground-floor location.
