AI comparison: see in numbers which of 2–4 listings is the better deal

When you are choosing between a few similar listings, lining up their details in a table is not enough — you need to know which one is worth the money. For that, the compare page now has an AI comparison panel: pick 2–4 listings from the same category and the system ranks them, shows the winner and gives reasons for each listing.

What the ranking is built from

Each listing is scored on six factors; among the listings being compared, the best value gets 100 points and the weakest 0, and the factors are then combined with weights:

  • Deal Score — 40%: the overall score from the Check a listing report;
  • gap to the market median — 20%;
  • attention signals (risks) — 15%, fewer is better;
  • price per m² — 10%;
  • expected rental yield — 10%, apartment sales only;
  • price per m² against the district median — 5%.

If a factor cannot be calculated for a listing, it is left out of the score — the gap is not filled with an invented number. Each listing ends up with a ranking score from 0 to 100 and a verdict: Winner, Tie, Runner-up, Contender or No verdict.

When there is no winner

A listing without a Deal Score (when there are not enough similar listings for a market comparison) stays at No verdict and cannot win. A winner needs at least two scored listings; if the scores are less than 2 points apart, no single winner is declared.

A live example: on 27 September we compared three two-room flats for sale in new buildings in Khirdalan. Only one had a Deal Score — 75 out of 100, priced 38.1% below the median of 20 similar listings, with no attention signals. The other two did not state a district, so they could only be compared city-wide, which was not enough for a firm verdict. The panel therefore said there was no clear winner, but it did not hide the facts: it showed which listing had the lowest price per m² (1,048 AZN/m²).

Winner card, chips and reasons

A winner card sits at the top of the panel. Below it, each listing gets a verdict badge, a Deal Score chip, factor chips (yield, gap to the district, attention signals) and 2–4 short reasons, such as “Best value vs market among the compared” or “No signals requiring attention”. Clicking a listing's title opens its full Check a listing report. The details table stays below the panel, as before.

Adding by link

Paste a listing link from Prayk or another supported site into the “Add by link” field — once the listing is recognised, it joins the comparison. If the link cannot be checked right away, the system tries again a little later.

What “AI” means, and the limits

Despite the “AI” in the name, the ranking is deterministic: the same listings always give the same result, and the source of every number is visible. The reasons are assembled from calculated facts too — there is no free-form commentary from a chat model. Other limits:

  • only listings from the same category are ranked (with mixed categories the panel warns you, and the table keeps working);
  • up to 4 listings at a time;
  • prices are asking prices, and risk signals are facts, not verdicts.

Where to find it

Press “Add to compare” on a listing card, then open the compare page. For the compare page's basics, see our earlier piece; how the Deal Score is calculated is explained in our Check a listing article.
