Daily apartment rentals in Baku: prices, districts and scams to avoid

A night in a daily-rent apartment in Baku typically costs 50–100 AZN, with a median of 65 AZN. As of 27 September 2026, Prayk's Apartments section has 582 daily-rent listings in Baku. Building type and number of rooms move the price most, and the biggest risk is paying a deposit before you have seen the place.

Short answer: on 27 September 2026, the 500 newest daily-rent apartment listings in Baku had a median price of 65 AZN per night, with half between 50 and 100 AZN. New-build flats have a median of 70 AZN, older buildings 50 AZN. About two thirds of listings cost 80 AZN a night or less. Do not pay anything before you have seen the apartment and checked the paperwork.

How much does a daily-rent apartment cost in Baku?

The table shows two sources side by side. The first is active listings in the Prayk catalog (27 September 2026, 500 newest). The second is Prayk's market observation database: daily-rent offers seen over the last 90 days, with outliers removed. The median is the middle price: half of listings are cheaper, half are more expensive. "Middle half" is the range of the central 50%.

One-room apartments show a very wide catalog range (40–150 AZN): the group mixes simple studios with pricey serviced flats in the centre. In market observations the one-room median is 50 AZN, so if a one-room flat asks more than 100 AZN, ask why (location, renovation, services).

What drives the price?

  • Building type. New-build listings have a catalog median of 70 AZN (middle half 50–100 AZN, 340 listings); older buildings 50 AZN (middle half 40–70 AZN, 111 listings).
  • District. Among listings that state a district, the median is 70 AZN in Nasimi (70 listings), 69 AZN in Narimanov (42) and 50 AZN in Yasamal (35). Other districts have fewer than 15 listings, so we give no median.
  • Rooms. Two- and three-room flats differ little (60 vs 70 AZN); four-room flats rise to a 100 AZN median.
  • Length of stay and season. Ask for a discount for several days or a week — some listings quote a separate long-stay price. Prices may change around holidays and big events; we do not give a fixed figure for that.

By price band: 6.4% of listings cost 30 AZN a night or less, 28% cost 31–50 AZN, 31.4% cost 51–80 AZN, 16.4% cost 81–120 AZN, 10.2% cost 121–200 AZN and 7.6% cost more than 200 AZN. Some listings above 200 AZN are large flats or villas; others are monthly prices marked as daily by mistake. Read the listing text.

How do you spot a scam listing?

The most common scheme in daily rentals is prepayment: "the flat is in high demand, send a deposit to hold it", and once the money is gone, so is the contact. General rules:

  • No viewing, no deposit. Pay when you are inside and have the key. If a deposit is unavoidable, keep it small and get a written receipt.
  • Price far below the range. A "3-room new build in the centre" for 20–30 AZN is either a typo or a trap. The catalog's lower quartile is 50 AZN.
  • Photos appear in other listings. Be careful if the same pictures show up under different addresses and names. Prayk's image search finds similar listings.
  • Card numbers and pressure in chat. Prayk chat shows both sides an automatic warning under messages that ask for payment or contain a card number.
  • The address comes at the last minute. Confirm the building, floor and entrance in advance and compare them with the listing's map pin.

Check the number of any host who asks for a deposit on the Check a phone number page: it shows how long Prayk has known the number, whether there are complaints and how many of its chat messages were flagged for the "send a deposit first" pattern. Be careful if the number has been known for only a few days.

What should tourists and business travellers check?

  1. What is included? Ask in writing about internet, air conditioning, cleaning, towels and bed linen.
  2. Check-in and check-out. If you arrive late, agree on the key handover in advance.
  3. Security deposit. Only 12 of 500 listings mention a deposit in the text. If one is requested, get the return terms in writing and photograph the flat when you arrive.
  4. Distance to the metro. On a short trip, time can matter more than price. On the metro map, each station has a page with nearby sale, rent and daily-rent listings.
  5. Foreign guests. According to the State Migration Service, foreigners staying in the country for more than 15 days must register at their place of stay, applying within 15 days of arrival online, at a regional migration office or at an ASAN service centre. This is general information — check the exact rules at migration.gov.az.
  6. Currency. Prices are in manat; use the currency converter to see them in your own currency.

How do you search for a daily rental on Prayk?

All Baku listings are on the daily-rent apartments in Baku page. For a large family or group, see houses and villas for daily rent: according to market observations their Baku median is 199 AZN a night (middle half 150–250 AZN, 646 listings). If you need a particular area, pick it on the map. If you are staying longer than a month, a monthly rental is usually better value — see district prices in our apartment rent guide.

Frequently asked questions

What is the average price of a daily-rent apartment in Baku?

On 27 September 2026, the 500 newest daily-rent listings in Baku on Prayk had a median of 65 AZN a night, with half between 50 and 100 AZN. Over 90 days of market observations the median is 60 AZN.

Where are the cheapest daily rentals?

Among listings with a stated district, Yasamal has a median of 50 AZN (35 listings), while Nasimi and Narimanov are around 70 AZN. Older buildings are about 20 AZN cheaper than new builds (median 50 vs 70 AZN).

Should I pay a deposit?

The safest approach is to pay after you have seen the flat and received the key. Sending a deposit to a card without a viewing is the most common scam in daily rentals.

Is there a discount for several days?

Some listings quote a separate long-stay price; others agree it individually. If you stay more than a week, ask for a weekly rate; for more than a month, look at monthly rentals.

Do foreign guests need to register?

According to the State Migration Service, foreigners staying more than 15 days register at their place of stay within 15 days of arrival. Short visits do not trigger this requirement. This is general information — check your own case at migration.gov.az.

Sources and methodology

Listing counts and prices come from Prayk's open catalog API on 27 September 2026: Real Estate → Apartments, city Baku, operation "daily rent" (a field in the listing form). There are 582 listings in total (629 nationwide); statistics are based on the 500 newest, all priced in AZN. Medians and 25th–75th percentiles are calculated from those listings; we do not publish a median for groups with fewer than 15 listings. The district breakdown uses only the 171 listings that state a district. The "Market observations" column is Prayk's price statistics: offer prices seen over the last 90 days, with outliers removed by the IQR rule (see the price methodology). These are asking prices, not amounts actually paid. Migration rules: State Migration Service — registration at place of stay.
