Baku apartment rent by district: 2026 prices in one table

A typical monthly apartment rent in Baku is currently about 800 AZN, but the median moves a lot by district — from 500 to 900 AZN. According to a snapshot of the Prayk catalogue taken on 22 September 2026, the highest medians are in Nasimi, Narimanov and Sabail (900 AZN) and the lowest in Surakhani (500 AZN) and Sabunchu (550 AZN). Below you will find the median and typical range for each district, the real cost of the first month and how to check a listing.
Short answer: as of 22 September 2026 the Apartments section of Prayk has more than 2,000 rental listings; the median of the latest 500 (90% of them in Baku) is 800 AZN, and half fall between 600 and 1,100 AZN. District medians: Nasimi, Narimanov and Sabail — 900 AZN, Khatai — 800 AZN, Yasamal — 785 AZN, Nizami — 750 AZN, Binagadi — 700 AZN, Sabunchu — 550 AZN, Surakhani — 500 AZN.
How much does it cost to rent an apartment in Baku's districts?
For each district we measured apartment listings whose title contains the district name and the word «kirayə» (rent). The median is the middle price when listings are sorted by price: half are cheaper, half are more expensive. The “Middle half” column is the range of the middle 50% (between the lower and upper quartile) — the price band that counts as normal for the district.
| District | Listings measured | Median, AZN/month | Middle half, AZN |
|---|---|---|---|
| Nasimi | 416 | 900 | 650–1,200 |
| Narimanov | 492 | 900 | 700–1,200 |
| Sabail | 67 | 900 | 675–1,250 |
| Khatai | 423 | 800 | 600–1,200 |
| Yasamal | 500 (of 594) | 785 | 650–1,000 |
| Nizami | 279 | 750 | 550–1,150 |
| Binagadi | 110 | 700 | 600–800 |
| Sabunchu | 60 | 550 | 300–700 |
| Surakhani | 44 | 500 | 400–563 |
| Khazar | 7 | — (too few) | — |
| All apartment rental listings | 500 (of more than 2,000) | 800 | 600–1,100 |
In Khazar we found only 7 listings with the district name in the title, so we do not publish a median there. Garadagh and Pirallahi were not measured separately. Yasamal had 594 matching listings; the statistics use the 500 most recent ones.
What does the table show?
By price, the districts fall into three groups:
- Median 900 AZN: Nasimi, Narimanov and Sabail. The upper quartile here is 1,200–1,250 AZN, so one listing in four costs more than that.
- Median 750–800 AZN: Khatai, Yasamal and Nizami. Yasamal has a narrow band (650–1,000 AZN), while Khatai and Nizami have wide ones (about 600 AZN apart), so the same budget can get very different apartments there.
- Median 700 AZN or less: Binagadi (700 AZN, with half of listings within just 600–800 AZN), Sabunchu (550 AZN) and Surakhani (500 AZN).
A gap between two district medians is not the price gap for the same apartment. The median also reflects the mix of listings: the share of new buildings, room count and floor area. Use the table to see which district band your budget fits, and check a specific apartment with the market comparison on its listing page.
In Sabunchu the lower quartile is 300 AZN: that band may include rooms or daily rentals rather than whole apartments. Read any listing that is far below the district level carefully.
What besides the district affects the price?
- Building type. Listing titles state «yeni tikili» (new build) or «köhnə tikili» (older build) — within a district this matters as much as the number of rooms.
- Rooms and floor area. Compare within the same room count: measuring a three-room flat against one-room prices gives the wrong answer.
- Distance to the metro. According to the Prayk metro map, Sabunchu, Surakhani, Khazar, Garadagh and Pirallahi have no metro stations — part of the lower rent there is “paid” in commuting time.
- Furniture and appliances. Do not compare a furnished flat directly with an empty one.
- Utilities. On the first call, ask whether gas, electricity, water, heating and internet are included.
How to budget for the first month
The monthly rent is not the only amount you pay on moving day. Often three payments land at once:
- The first month's rent.
- A deposit — returned if you hand the flat back undamaged; write its amount and return conditions into the contract.
- An agent's fee — if you found the flat through an agent.
For example, for a median-priced flat in Khatai at 800 AZN with a one-month deposit, you need at least 1,600 AZN on moving day, plus any agent's fee. On the day you move in, photograph the meter readings and any existing defects — it prevents deposit disputes when you leave.
Sign a written contract. Under Article 19.1 of the Law on the State Register of Immovable Property, a lease right for a term longer than eleven months is subject to state registration, and either party to the contract may file the application. Ask the landlord to show the registry extract proving ownership: according to the State Service on Property Issues, an electronic extract can be verified on the Ministry of Economy's e-services portal with the “Elektron çıxarışın yoxlanması” (extract verification) service, using the registry and registration numbers.
How to spot a fraudulent rental listing
- No deposit before a viewing. “I'll send the keys, transfer the deposit first” is a classic scheme. Prayk chat shows both sides an automatic warning under messages that ask for payment or contain a card number.
- The price is far below the district band. For example, Narimanov's lower quartile is 700 AZN; a “three-room flat” for 350 AZN is a daily rental, a room or a trap — ask why.
- Who posted it? The “From the owner” badge means the owner placed the listing on Prayk personally.
- Do the address and photos match? At the viewing, compare the map pin, the building and the floor on the spot.
How to search for rentals by district on Prayk
The apartments for rent in Baku page shows monthly rentals only; to narrow it to a district, use the district pages, for example apartments for rent in Yasamal. All apartment listings, including sales, are in the Apartments section. If you know your work or school address, select that area on the map, and use the metro map to jump to listings around a station. Nothing suitable yet? Set up a location radar so you get a notification when a new listing appears within your radius. To compare with sale prices, see our apartment price report.
Frequently asked questions
How much does an apartment rent cost in Baku on average?
As of 22 September 2026, the median of the latest 500 apartment rental listings on Prayk is 800 AZN, with half of the listings between 600 and 1,100 AZN. 90% of these listings are in Baku.
Which Baku district has cheaper rent?
Of the nine districts where we calculated a median, the lowest are Surakhani (500 AZN) and Sabunchu (550 AZN), but according to the Prayk metro map neither has a metro station. Among districts with the metro, Binagadi has the lowest median: 700 AZN, with half of listings at 600–800 AZN.
How different is rent in Nasimi, Narimanov and Yasamal?
The median is 900 AZN in Nasimi and Narimanov and 785 AZN in Yasamal. The upper quartile is 1,200 AZN in Nasimi and Narimanov and 1,000 AZN in Yasamal, so Yasamal prices sit in a narrower band.
Does a rental contract need state registration?
Under Article 19.1 of the Law on the State Register of Immovable Property, a lease right for more than eleven months is subject to state registration, and either party may apply. This is general information — check your own case against the law's text on e-qanun.az or with the State Service on Property Issues.
How can I check that the landlord really owns the flat?
Ask for the extract from the State Register of Immovable Property and compare the name on it with the ID card. According to the State Service on Property Issues, an electronic extract can be verified on the Ministry of Economy's e-services portal (e-services.economy.gov.az) using the “Elektron çıxarışın yoxlanması” service and the registry and registration numbers.
How precise are these figures?
They are a guide, not a valuation. District statistics come from listings with the district name in the title: listings that mention only a metro station or settlement are not counted, some listings use a district name as a landmark, and rooms or daily rentals can mix into the lower band.
Sources and methodology
Listing counts and prices come from Prayk's public catalogue API on 22 September 2026: the “Real estate → Apartments” section, listings with «kirayə» in the title, and for districts a title search for «kirayə» plus the district name. For each query the most recent listings (up to 500) were used; the median and the 25th–75th percentiles were calculated only from listings priced in AZN. Search queries cap the total count at 2,000, so we write “more than 2,000”. District medians are approximate because they rely on title search: listings without the district name are missed, and the same name can mean a district, a street or a metro station (for example, Nasimi station is in Binagadi district). We do not publish a median where a district has fewer than 15 listings. Metro stations by district are taken from the Prayk metro map.
