AI price mode: the gap to market on every property card, plus a best-deals sort

If you want every property card to show where its price stands against the market, switch on AI price mode. It works in the Real estate section and its sub-sections (such as Apartment) and adds a “Best deals first” sort order to the list.
What changes on the card
Normally a card shows the green Good deal badge only when the price is at least 10% below the market median. With AI price on, every card gets a three-step chip:
- green “−N%” — the listing is at least 10% below market;
- grey “≈ market” — the gap is within ±10%, so it is at market level;
- amber “+N%” — the listing is at least 10% above market.
If no market gap has been calculated for a listing, there is no chip at all — the system does not make up a number. Price per m² is still shown on the card separately.
Why it is off by default
Every listing on Prayk belongs to someone. Stamping “pricier” on every card without the user asking would be unfair to sellers, so you switch the mode on yourself. Your choice is remembered in this browser, so you do not have to turn it on again next time. On the listing's own page, its market position is shown in full, as before.
The “Best deals first” sort
With the mode on, the sort menu gains Best deals first: listings are ordered by their gap to the market median, lowest first, so the cheapest relative to market comes to the top. Only listings with a calculated market gap appear in this sort.
On the morning of 27 September, a market gap had been calculated for 83,188 of the 116,016 listings in the Real estate section (about 72%); 21,252 of them were at least 10% below the market median.
One warning: the very top of the list may hold listings that are implausibly cheap. Our methodology treats a price more than 45% below market not as a great opportunity but as a risk signal — it is more often a mistake or bait. Where the number comes from
Despite the “AI” in the name, the number does not come from a chat model. It is statistics: the listing is matched to a basket of similar ones — same deal, property type, district and, where possible, room count — and its full price is compared with the basket median. A basket needs at least 8 listings, and the gaps are refreshed every 6 hours. The figures are asking prices, not sale prices. More detail: how prices are calculated.
Where to find it
The AI price button sits in the header of the Real estate section and in the sort row of its sub-sections. For now the mode covers property only; in other sections the card still shows just the Good deal badge. We explained how that badge works in our piece on the Good deal badge.
