Price layer on the map: see the price per m² across Baku, block by block
When you browse listings on the map, you can now see a map of the prices themselves. On the map page, choosing the property section brings up a Price layer button: the city is divided into small cells, and each is coloured by the median price per m² of the flats for sale there.
What the layer shows
Each cell is roughly 550 × 420 metres. The price per m² of every apartment listing with coordinates inside it is collected, outliers are removed and the median is calculated. There are five colour steps, from pale yellow to dark red: the darker the cell, the pricier the square metre. Hover over a cell and you see “median N ₼/m² · M listings”, so you know at once how many listings the figure rests on. A legend in the corner shows where each step begins.
In the calculation on the morning of 27 September, the Baku frame held 520 cells for apartment sales, covering 34,795 listings in total. The legend thresholds are 1,855, 2,371, 2,707 and 3,177 AZN/m²: roughly a fifth of all cells are below 1,855 AZN/m² and a fifth above 3,177 AZN/m². The thresholds are computed over the whole segment, so the colours keep their meaning as you pan the map.
It works with the filters
The layer follows the map filters. With the deal type set to rent, it shows the median monthly rent per m²; otherwise it shows sales. Pick a single value in the rooms filter (say, 2 rooms) and the layer is built from flats with that room count only; “4+” is one group. Listing pins stay on top of the layer, so from a cheap cell you can jump straight to a specific listing.
An extra District labels button writes district names and their median sale price per m² onto the map. Both choices are kept in the page link, so you can share the map with the layer switched on.
What is deliberately left out
- Cells with fewer than 5 listings are not drawn: a median from two or three listings creates a fake hot spot.
- Outliers in each cell are removed with the IQR × 1.5 rule; obviously mistyped prices (a sale under 5,000 AZN, rent over 20,000 AZN a month) are ignored altogether.
- Daily rentals are not in the layer — a nightly price divided by floor area is not a meaningful number.
- For now the layer covers apartments only; it is not built for houses, offices or land.
- Listings without coordinates do not make it into the layer.
- All figures are asking prices — what sellers want, not what deals closed at.
