How to price your apartment for sale: the market method and tools

The most reliable way to price an apartment is the comparative market method: take the asking prices of similar flats in the same area, with the same number of rooms and a similar size, and adjust for how yours differs. According to Prayk's market observations on 27 September 2026, the median asking price of an apartment for sale in Baku is 218,000 AZN, and the median price per square metre is 2,738 AZN. Below we show, step by step, how to get from these figures to your own price.
Short answer: start from the median of similar listings, not from "the amount I want". On 27 September 2026, the median asking price in Baku is 174,900 AZN for a 2-room apartment and 255,000 AZN for a 3-room one. Compare your flat with the median on size, floor, renovation and paperwork, and leave a little room for haggling: half of the sellers who cut their price in the last 7 days cut it by 5–8%. What is the comparative market method?
The question is not "how much do I need?" but "at what price do buyers see flats like mine?". The steps are simple:
- Pick similar listings: same district (ideally the same neighbourhood), same number of rooms, building type (new or old) and floor area within ±15–20%.
- Find the median. The median is the middle price: half of listings are cheaper, half more expensive. Unlike the average, one or two very expensive listings do not pull it up.
- Convert to square metres. If sizes differ, divide price by m², compare, then multiply by your own area.
- Adjust for differences: floor, renovation, title extract, view, distance to the metro.
- Set a range: if you want a quick sale, aim near the lower quartile (P25); if you are in no hurry, near the median; if your flat genuinely stands out, towards the upper quartile (P75).
What are apartments in Baku listed for right now?
The table shows Baku sale figures from Prayk's market observation database (asking prices seen over the last 90 days, 27 September 2026). "Middle half" is the range between the 25th and 75th percentiles.

Small flats cost more per square metre (3,151 AZN for one room), and the price per m² falls as rooms increase. Pricing a one-room flat at the per-m² rate of three-room flats will undervalue it, and vice versa.
Districts differ a lot too. In observations with a known district, the median per m² is 3,301 AZN in Narimanov, 3,071 AZN in Nasimi, 2,920 AZN in Yasamal, 2,800 AZN in Sabail, 2,760 AZN in Nizami, 2,500 AZN in Khatai, 2,417 AZN in Sabunchu, 2,363 AZN in Binagadi and 1,993 AZN in Surakhani. District samples are relatively small (33–198), so treat these as a guide.
Which features change the price?
- Building type and title. New and old buildings are separate markets; a flat with a registry extract also attracts mortgage buyers, while one without documents has a narrow pool of buyers.
- Floor. Ground and top floors are usually listed below the middle floors.
- Renovation. Unrenovated, average, newly renovated and excellent condition are a separate adjustment in the "What's my home worth?" calculation.
- Location. Walking distance to the metro, schools, parks; two streets in the same district can differ. On Prayk you can see the price per m² of a specific area on the map.
How do "What's my home worth?" and "What's it worth?" help?
In What's my home worth? you mark your home on the map and enter rooms, area, floor, building type, renovation and title status. The tool takes similar listings within 500 m (1–2 km if there are too few), "converts" them to your flat's features and shows three figures: quick sale (lower quartile), market (median) and maximum (upper quartile). It also shows a confidence grade; according to Prayk's methodology, the median error is about 8.3% at high confidence, 10% at medium and 15% for a rough estimate. If there are fewer than 8 similar listings, the tool says so.
The What's it worth? calculator gives the market asking price, the P25–P75 range and the number of listings for a chosen operation, property type, district, rooms and area. Enter your own figure in the "Your price" field to see how many percent it is below or above the median. If fewer than 8 listings match, the calculator falls back to a broader group and says so in the result.
Both tools show asking prices, not an official valuation or a sale price. A mortgage or a court case needs a report from a licensed valuer.
How much room should you leave for haggling?
Prayk does not see actual transaction prices, but it does see listing price changes. On 27 September 2026, 188 listings in the Apartments section had cut their price by at least 5% over the last 7 days; among the sampled sale listings (51), the median cut was 7%, with half between 5% and 8%. Two practical conclusions follow:
- It is better to start close to the median with a small margin for haggling than to be forced into a 5–8% cut later.
- When you lower the price, buyers who saved the listing to favourites get a notification, and the listing appears in Price drops — the cut itself works as advertising.
Prayk compares a listing's price with the market median: if it is more than 10% above the median, the Listing doctor flags it as a problem and the Sale readiness score drops; if it is 10% or more below, the listing gets a "Good deal" badge.
How long does it take to sell an apartment?
Prayk measures this in two ways, and both need careful reading. First, in market observations the median time until a Baku sale listing closes is 6 days — that is the listing being taken down, not proof of a sale (it may be removed and posted again). Second, Baku real-estate listings posted directly on Prayk stay active for a median of 14 days before the owner switches them off (last 180 days). The "Time to sell" figure in the What's it worth? calculator is of the same kind: read it as a sign of how lively the market is, not as a promise. If your price is above the band, it will take longer.

Prices come from Prayk's open market API on 27 September 2026: the Baku "sale · apartments" basket and its room breakdown (46,480 offers seen over the last 90 days), plus district medians per m² (observations with a known district). Outliers are removed with the 1.5 IQR rule and baskets with fewer than 8 observations are not published; in this article we give no median for groups under 15. Price cuts come from Prayk's Price drops list (last 7 days, cuts of at least 5%, Apartments section; the median cut is based on 51 sale listings in a sample of 120). Time figures: median days until a listing closes in market observations, and median days until the owner switches off real-estate listings posted directly on Prayk (last 180 days).
