Apartment prices near the metro in Baku: 5, 10 and 15 minutes away

In Baku, apartments within a 5-minute walk of the metro have a median price per square metre about 7% above the city-wide level, while rents show no such gap. According to Prayk's measurement on 27 September 2026, apartments ≤5 minutes from the metro have a median of 3,026 AZN/m², compared with 2,822 AZN/m² for all Baku sale listings. Below is a table for 5, 10 and 15 minutes, a rent comparison, the stations with the most listings and how to search for such an apartment on Prayk.
Short answer: as of 27 September 2026, Prayk has 6,572 apartment sale listings within a 5-minute walk of the metro (about 16% of the 41,915 sale listings in Baku) and 7,123 monthly rental listings within 10 minutes (39% of 18,408). Across the latest 100 listings, the median two-room apartment costs 189,000 AZN within 5 minutes of the metro, 177,000 AZN within 15 minutes and 153,000 AZN across Baku. Yet the median rent for a two-room apartment within 10 minutes of the metro is 750 AZN, no higher than the Baku figure of 800 AZN.
How much do apartments near the metro cost?
The table shows medians for the 100 most recent sale listings at each distance. The median is the middle price: half the listings are cheaper, half more expensive. The "All Baku" row covers all Baku sale listings regardless of coordinates.
| Walk to metro | Sale listings | Median price, AZN | Median AZN/m² | 2 rooms: median, AZN (AZN/m²) | 3 rooms: median, AZN (AZN/m²) |
|---|---|---|---|---|---|
| ≤ 5 min | 6,572 | 234,000 | 3,026 | 189,000 (3,165) | 320,000 (2,905) |
| ≤ 10 min | more than 6,572 | 275,000 | 2,997 | 189,000 (3,091) | 343,000 (2,900) |
| ≤ 15 min | more than 6,572 | 256,500 | 3,027 | 177,000 (3,047) | 332,500 (2,971) |
| All Baku | 41,915 | 181,000 | 2,822 | 153,000 (2,825) | 265,000 (2,776) |
For 10 and 15 minutes the API does not return an exact total; since these radii include the 5-minute one, there are more than 6,572 listings.
How much does metro access add to the price?
The fairest comparison is price per m², because apartments near the metro are both larger and more often in new builds:
- Overall: 3,026 AZN/m² within 5 minutes vs 2,822 AZN/m² across Baku, a gap of about 7%.
- Two-room apartments: a gap of 8–12% (3,165 AZN/m² at ≤5 min, 3,091 at ≤10 min, 3,047 at ≤15 min; 2,825 across Baku).
- Three-room apartments: a gap of 5–7% (2,900–2,971 AZN/m²; 2,776 across Baku).
Not all of this is a "metro premium". New builds make up 65–71% of the near-metro samples versus 57% of the Baku sample, and new builds cost about 7% more per m² (see new build or older building). Near-metro listings are also concentrated in central districts: in the 5-minute sample, most listings with a stated district are in Nizami, Nasimi, Narimanov and Yasamal. Interestingly, the price per m² barely changes between 5, 10 and 15 minutes: for the market, the key line is whether you can walk to the metro at all, not the exact minutes.
Is there a metro effect on rents?
| Segment | Monthly rental listings | Median rent, AZN | 2 rooms, AZN | 3 rooms, AZN |
|---|---|---|---|---|
| ≤ 10 min to metro | 7,123 | 900 (700–1,300) | 750 | 1,025 |
| All Baku | 18,408 | 875 (645–1,200) | 800 | 1,000 |
Across the latest 100 listings there is no visible metro premium in rents: a two-room apartment near the metro rents for 750 AZN, versus 800 AZN across Baku. So for a tenant an apartment near the metro often costs nothing extra, while for a buyer it costs a few per cent more per m². For an investor renting out, this means the yield of an apartment near the metro may be slightly lower; see buying an apartment to rent out.
Which stations have the most listings nearby?
Among the latest 100 sale listings within 15 minutes of the metro, the most common nearest stations are Elmlar Akademiyasi, Azadliq Prospekti and Ganjlik (9 listings each), 8 Noyabr, Neftchilar and Gara Garayev (7), and Inshaatchilar, Hazi Aslanov, Memar Ajami and 28 May (6). Among the latest 100 rental listings within 10 minutes, Inshaatchilar and Nariman Narimanov (11) lead, followed by 28 May, Nizami and Elmlar Akademiyasi (9). This is a small sample that changes daily, so check the live list on the station's page.
According to Prayk's metro map, there are no metro stations in the Sabunchu, Surakhani, Khazar, Garadagh and Pirallahi districts. Apartments there are cheaper, but daily travel time "pays" part of the price (district prices: buy an apartment or keep renting).
How do you search for an apartment near the metro on Prayk?
- In the Real estate section, choose 5, 10, 15 or 20 minutes under "Walk to metro" in the search panel. The filter only applies to listings with coordinates on the map.
- On the metro map, pick a station: its page shows sale and rental listings near its exits and the list of exits.
- The "~N min walk" label on a listing card shows the estimated walking time to the nearest metro exit; you can open the route to the exit on a map from the listing page.
- If you know your work address, select the area on the map, and if nothing suitable is available, set up a location radar.
What should you check when choosing an apartment near the metro?
- The real route. The estimated minutes are based on straight-line distance; a motorway, railway or fence in between can make the walk longer. Walk to the station when you go to a viewing.
- Which exit? Some stations have several exits that are quite far apart.
- Noise and crowds. Right next to a station there are evening crowds, minibuses and kiosks; check which way the windows face.
- Price comparison. If the seller asks more than 8–12% per m² extra for metro access, compare similar apartments with "What's my home worth?" and the "Check a listing" report on the listing page.
- If you are renting: in our sample, rents near the metro are no higher than the Baku level, so before choosing a cheap option far from the metro, work out the cost and time of the commute.

Sources and methodology
The figures come from Prayk's open catalogue API on 27 September 2026: "Real estate → Apartments" section, operation attribute "sale" or "monthly rent", the walking-time-to-metro filter (metroWalk = 5, 10, 15 minutes) and, for comparison, the city filter (Baku). Listing counts are API totals; for the 10- and 15-minute sale queries the total is capped, so we write "more than 6,572". Price statistics are based on the 100 most recent listings of each query; this is a small sample, so read the results as a guide. Medians use only listings priced in AZN, and price per m² is price ÷ area for listings of 15–500 m²; we do not publish a median for segments with fewer than 15 listings. Walking time: straight-line distance × 1.25 ÷ 80 m/min to the nearest metro exit. Nearest stations come from the "nearby metro" data on the listing card. Districts without a metro are based on Prayk's metro map. These are asking prices, not transaction prices.
