The top of the market: what the priciest apartment, villa, plot and car cost in October

Prayk's “Most expensive” page shows the active listings of the Real estate section sorted by price from high to low — the first 24 listings, each with price, currency and location. It is the shortest way to see the ceiling of the market: for a buyer it answers “where does the top end start”, for a seller — where their own price lands on the market. Below is how the page works and a snapshot for 6 October 2026: the highest offers for apartments, villas, commercial properties and plots, the districts at the top end, and cars separately.

How the page works

The page opens from the Market prices hub via the “Most expensive listings” card. The source is simple: all published listings of the Real estate section — apartments, houses, offices, commercial properties, plots, all cities — are sorted by price and the first 24 are shown. The sorting is done in manats: a listing priced in dollars or euros is converted to manats at the Central Bank rate to find its place, while the card keeps the price in the listing's currency. The list refreshes every half hour; when a listing is removed or its price changes, it loses or changes its place at the next refresh.

There are no filters on the page — neither city nor property type. If you want the top end by district or type, pick the filter you need in the Real estate section and set the sort to price high to low — the same rule, but with your conditions. Every card leads to the listing's own page; below the list there is a link to the table of prices and yield by district.

October 2026: the ceiling by segment

On the morning of 6 October the Real estate section had more than 116 thousand listings. Of these, about 2,100 were priced above 1 million manats (less than 2 percent of the section), about 190 above 5 million and about 40 above 10 million. The threshold for the “Most expensive” list — 24th place — was around 12 million manats that day. The highest plausible offers by segment are as follows (figures are rounded and are sellers' asking prices):

  • Apartments — 5–10 million manats: multi-room new builds of 300–1,000 m², mostly in Nasimi, Khatai (White City), Narimanov and Yasamal. About 500 apartments are priced above 1 million, and only a handful above 5 million.
  • Houses, villas — up to 10–12 million manats: houses of 1,000–3,000 m² in Nasimi, Yasamal and the Khazar district (Mardakan, Shuvalan). About 450 houses are above 1 million, about 15 above 5 million.
  • Commercial properties — 20–35 million manats: complexes of 13–19 thousand m² in Narimanov and Binagadi. About 700 properties are above 1 million, about 100 above 5 million — this is the densest top end of the market.
  • Plots — up to 40 million manats: areas of hundreds and thousands of sotkas in Narimanov, Yasamal, Garadagh and Khazar. More than 400 plots are above 1 million, about 65 above 5 million.
  • Offices — up to 9 million manats (office floors of 2 thousand m²); most offices are below 1 million.

The make-up of the top end is different from what one might expect: on 6 October, among the 300 most expensive property listings there were 154 commercial properties, 92 plots, 25 houses and villas, 17 apartments and 8 offices. In other words, “the most expensive property” is usually not a luxury apartment but a large commercial property or plot. Of the 300 listings, 281 are in Baku, most of the rest in Sumgayit and Khirdalan; among listings with a district specified, Narimanov, Yasamal, Nasimi and Nizami lead.

Cars: not on the page, but the section has the sort

“Most expensive” covers real estate only. To see the top end for cars, open the Cars section and set the sort to price high to low. On 6 October, out of more than 38 thousand car listings, about 170 were priced above 200 thousand manats, about 60 above 300 thousand and about 20 above 500 thousand. The ceiling belongs to Rolls-Royce — above 500 thousand dollars (about 850 thousand manats); next come the 2024–2026 Lamborghini Urus, Bentley Bentayga and Continental GT and Mercedes-Maybach S-Class in the 620–740 thousand manat band. The 350–600 thousand manat band is mostly Mercedes G 63 AMG, Range Rover and Mercedes S-Class.

What this page can tell you — and what it cannot

Three things it can tell you: the ceiling of the market (above which figure there are no offers this month), the size of the luxury segment (about 2,100 property listings above 1 million — a very small but visible part of the market) and the place of your own listing (if your price lands on this list, the circle of buyers is very narrow). What it cannot tell you is the sale price. Every figure on the page is a seller's offer; what the market agrees to, an offer does not show. Sometimes a mistyped price lands at the top of the list — an extra zero or the wrong currency; that is why we give the ceiling as a rounded band rather than a single listing.
